126 Getting Out of the Tax Shelter

Tax shelters, by definition, are long-term investments. However, there may come a time when you need to get out of the shelter immediately because of pressing cash requirements. There are four major firms that purchase partnership units:

• Liquidity Fund (1900 Powell Street, Emeryville, California 94608; 415-652-1462) buys public and private real estate programs, with the exception of government-subsidized housing partnerships.

• MacKenzie Securities (650 California Street, San Francisco, California 94108; 800-854-8357; in California, 800-821-4252) buys only public and private real estate deals that are at least 3 years old and have current cash flow. The firm won’t buy private programs if the investor still owes payments to the sponsors.

• Equity Resources Group (1776 Massachusetts Avenue, Cambridge, Massachusetts 02140; 617-876-4800) deals only in private real estate programs. It turns down programs with more than half the investment unpaid.

• Livon Oil (220 Bush Street, San Francisco, California 94104; 415-781-6427) buys units in public and private oil and gas drilling and income programs. It also won’t purchase partnerships from investors who still owe payments to the sponsors.
